Our rentals are leased to all residents of a house as family group; we do not offer separate leases for each bedroom or resident.
Everyone living in the home who is 18 years of age or older must sign the lease.
If they so desire, current-year tenants have priority to stay a second year in the house, with or without new roommates. Depending on anticipated or current costs, there may be a minimal rent increase for the second year.
Our leasing agreements are for 12-month leases; we do not offer 6-month or other short-term agreements. Your lease is a binding contract. Therefore, if you do decide to move out early, you are still required to pay the entire amount of rent each month until the official end-date of the lease agreement. Per your lease, you are also required to keep on all main utilities throughout the entire lease period.
Your security deposit is fully refundable if no additional payments, damages, or cleaning costs are incurred during the lease period. We do not charge a redecorating or cleaning fee so long as you keep and leave the place in a good rentable condition—that is, clean and as damage-free as the house was when you received it. If the house is dirty or and needs repairs, we will have to use your security deposit to pay for restoring the premises to a rentable condition.
Rent is due on the first of every month. If rent is not by 5:00 p.m. on the third of the month, a 10 percent late fee will be added to the amount of rent due for that month.
Rent may be paid by check, money order, cashier’s check. You may now pay rent with a credit card or debit card if you have a Visa, Mastercard, or Discovery either by phone or walk-in to the office. There is a small convenience fee for all card payments. Rent may also be dropped off in person or mailed to our office. The address is:
